Mission
To support the economic revitalization of rural communities around Japan by building high-grade accommodation and services for travelers wanting to journey off the beaten track.
Brand
We specialize in renovating traditional Japanese timber homes, creating comfortable hotel-grade interiors while preserving the authentic exteriors. This approach satisfies the needs of global travelers visiting rural Japan while harmoniously integrating into the aesthetics of the villages where our properties are located. Our operating brand name will be "Hinoki Stays" - representing our focus on authentic materials and high-grade facilities. Each house will include a luxurious hinoki wooden bath as our signature touch.
Locations
Our projects are located in high-demand/low-supply tourism destinations. We look for locations where we can build in clusters, for better operational performance and to support future developments such as activities and food services.
Business Model
Our business model for the Asset Business is to operate an end-to-end building and hospitality company. Although significantly more difficult than just developing a single slice of the property lifecycle, we see many infrastructural challenges and inefficiencies in Japan that if resolved will greatly enhance our commercial value.
Examples range from supplementing local rural builders facing manpower shortages with our own builders, through to curating/creating unique local experiences and food offerings that enhance an otherwise unremarkable destination's appeal. Excellence of execution can result in outsized increased property revenues and profits for remarkably modest capital inputs. This approach allows us to compete with larger single-focus companies that are hamstrung by rural limitations.
One of our investors is the leading custom inbound tours firm, Japan Travel KK (www.japantravel.com). Our CEO and co-founder, Terrie Lloyd, is also the CEO/Founder of Japan Travel KK and this relationship allows us to build our hospitality business on expertise already captured within Japan Travel KK.
Invest with Us
Akiya 2.0 offers investors several ways to become involved.
Fractional Ownership
We will soon be offering fractional ownership of properties, with ownership being in the form of shares issued by a limited stock managing company for each cluster. Shareholders will earn dividends from the breakeven date of each property, which on average is 4-5 years. Stay rights and other incentives will come included.
Capital Investment
From time-to-time Akiya 2.0 Inc. will increase its core capital in order to build out its teams and capabilities as the operating partner and part-owner of all properties in all clusters. Investors at this level get to share in any parent company dividends and capital gains from both the business and future sale of properties.
